For independent real estate brokers, one competitive disadvantage has persisted across market cycles: the relocation referral gap. When a client relocates, agents at Coldwell Banker or Berkshire Hathaway contact a sister office. Independent brokers resort to Facebook groups, personal networks, or let the opportunity disappear.

Realay, a Michigan-based referral management platform, targets this vulnerability with mobile technology, voice-activated AI, and zero upfront costs. The approach suggests how specialized software can neutralize scale advantages that previously required massive organizational infrastructure.

The Relocation Department as Competitive Moat

Large national brokerages maintain dedicated relocation departments staffed with coordinators who handle out-of-market referrals, vet receiving agents, track client progress, and manage paperwork through closing. Independent brokers lack this capability entirely.

“Independent brokers normally do not have a structured and organized relocation department that’s available to them,” said John LeRoy, Founder and CEO of Realay. “The Realay application integrates immediately with a very low impact and no cost, integrating a relocation service, so that their agents can use Realay for any of their clients that are relocating anywhere in the United States.”

The value proposition directly attacks the franchise advantage. If independent brokers can access nationwide referral networks with the same reliability as franchise agents, one of the primary reasons for joining a franchise weakens.

Quality Control Through Vetting

Network effects only matter if the network delivers quality. Realay addresses this through a vetting process that evaluates broker metrics, conducts direct interviews, and verifies operational capacity.

“We literally look at their metrics. We call the broker. We talk to the agents. We interview the brokers,” LeRoy explained. “We know that they have admin support. We know that they’re full-time agents.”

The platform’s operations team, led by Ann Filippis, contacts receiving agents before connecting referrals to confirm availability. This human oversight yields an 81% engagement rate, indicating that receiving agents actively work with referred clients. By comparison, lead generation platforms typically see conversion rates of 1-2%.

Voice AI for Mobile Workflows

The platform’s mobile app introduced voice-activated functionality, enabling hands-free referral management. Agents can send referrals, update client notes, and access contractor networks through voice commands while driving or meeting with clients.

The voice interface goes beyond simple speech-to-text transcription. The system understands context, asks clarifying questions, and executes multi-step actions based on conversational input.

“When it comes to agent behavior, you need to give them things that are easy to use. If it’s complex, it’s not going to happen,” LeRoy said. “We’ve been told over and overthat the Realay app is a low-impact application.”

Contractor Networks as Revenue Diversification

The platform recently expanded into contractor network management. Brokers can organize their preferred painters, plumbers, electricians, and locksmiths within the platform. Agents access this vetted list through voice commands.

Contractors join through broker invitations and pay subscription fees for referral access. Brokers receive a portion of these fees, creating passive income.

“Every real estate transaction involves contractor services at some point,” LeRoy said. “We’re streamlining those connections and helping agents provide even more value to their clients while creating new revenue opportunities for brokerages.”

Zero-Cost Adoption Model

Realay operates on a pay-at-closing model with no upfront fees or monthly subscriptions. The platform receives 5% of the referral commission while the originating agent receives their standard 25% referral fee.

“We actually do not charge anybody any money. There are no subscription fees,” LeRoy said. “When you use our application, you’re going to make money.”

Julie Capron, broker-owner of The Collective Home Group in Buchanan, Michigan, previously managed three to five referrals daily through Google Sheets. The platform eliminated this administrative burden while maintaining visibility into referral status.

For independent brokers competing against national franchises, at least one significant gap has closed. Technology has made referral capabilities for relocation broadly accessible regardless of brokerage size.
