In a recent interview, Artur Muller, Founder and CEO of REItrades, discussed how this technology is being implemented across the commercial real estate sector for deals above $10 million.

“We’re fully automated. AI powered digital marketing transaction management platform. I connect sellers directly with a network of pre-vetted buyers, we have over 5,800 decision makers from over 3,300 pre-vetted GPS which are, you know, real estate funds,” said Muller, who has more than a decade of experience in commercial real estate and built his network of institutional buyers over five years.

Muller highlighted the platform’s rapid adoption since launch, which has seen significant traction in just three weeks of operation. The beta launch featured over $120 million worth of exclusive listings, all sourced within a two-month period after the platform became demonstrable.

“We were able to source those listings in a period of two months from when we actually had the platform and the marketing, the website showing the platform,” he explained.

For real estate professionals using this technology, Muller identified several benefits. “You can basically be your own broker, and you can get the asset exposed to all the firms that matter, because we have an established network, a massive, established network of buyers. You know, that not only involve all the players in the space, but it only involves pre-vetted so it’s like the best of both worlds.”

The platform eliminates traditional brokerage commissions while maintaining access to qualified institutional buyers, allowing sellers to retain more value from their transactions and buyers to gain direct access to exclusive opportunities.

When asked about implementation challenges, Muller acknowledged the complexity of translating real estate expertise into software functionality.

“The most challenging, I think, was because my expertise is with commercial real estate. And, you know, I have somebody who was a senior back end engineer, highly experienced in software development, but me working with him and trying to explain what I wanted and how I wanted, and at the same time, requesting things that were realistic from a software standpoint,” he said.

The solution involved breaking down complex real estate processes into manageable software components that could be automated and integrated.

Looking ahead, Muller said the platform will continue evolving as the commercial real estate industry embraces digital transformation. The company maintains its focus on serving the institutional market segment exclusively, requiring buyers to have at least $50 million under management to join their network.

“I think that there’s a lot of especially in this space, there’s a lot of institutional capital being invested in these funds, which is putting a lot of pressure on them, especially when you’re talking rates being so high for a good amount of time now,” he said.
